Gorgeous historical home turned into a peaceful safe haven in a great location! City life is walking distance but you wouldn’t know it from the quiet and calm. The common areas were stunning, relaxing, and adorable. The attention to detail with the provided notes, a binder with all the information you could need and want, the availability of glassware, the extras in the room should you be too warm or cold, and the his/her robes were above and beyond. The ambiance was lovely and welcoming. It would be an absolute shame to miss out on such a unique and special experience! Ten stars! ✨

My coworkers and I reserved the entire property at Southmoreland (and also Oak Street Mansion) while in KC for a planning retreat. We loved the common areas share meals and catch up. Incredible location close to restaurants, the art museum, KCMBA, and more. Each room is so beautiful and the history is rich. Justin at Southmoreland is extremely helpful and accommodating. We enjoyed our stay so much that we are already rebooking for this summer and next year.

This is a quaint spot with individual rooms for rent. My son and I stayed a couple of nights and it was perfect for us. Just the right size room although others might have found it to be tiny. We were on the 3rd floor which was a bummer but the price we paid was worth it. The parking lot in the back is tiny, really tiny. If you have an oversized vehicle don't even try to come back there. It's best to use street parking. When the parking lot is full, you may have to back all the way out since turning around may not be possible. Overall, this was great a great visit for us. You can't beat the location. It's close to tons of stuff.

Super cute rooms, the common spaces were beautiful although we didn't really use them for our short stay. Parking was easy for my compact car in the back lot, I could see a bigger vehicle having trouble. We were able to walk into town pretty easily for dinner. We checked in with a code provided with our reservation so we didn't interact with any staff during our stay. The shower was difficult to figure out how to turn on but got hot easily and had good pressure. They provide robes which is very thoughtful. I also like that they have a black towel for people who wear makeup, they had a lot of small thoughtful touches. I wish they had more rooms with two smaller beds as I was travelling with family but we made it work with a shared king, the bed was huge so it was fine. Our room also had a lovely balcony.

Since its construction in 1913, Southmoreland on the Plaza has been the setting for generations of memories. Leo Snider first built the house for his wife and soon-to-be child, and over the decades it passed through several families who called it home.

Susan Moehl and Penni Johnson were the first to transform the property into a bed-and-breakfast in the 1980s. It later passed to two additional owners who continued operating the inn, helping establish Southmoreland as one of the recognizable historic hotels in Kansas City near the Country Club Plaza.

In 2022, Southmoreland began the next chapter in its story. As of January 1, the beautiful 14-bedroom Colonial Revival transitioned from a bed-and-breakfast into a self-service boutique hotel in Kansas City.

The change allowed us to preserve the cozy, beautiful atmosphere guests have long appreciated while providing greater independence, privacy, and flexibility. Travelers can still book directly through our website, as well as through Airbnb, while enjoying a distinctive alternative to larger hotels in Kansas City.

Guests are free to shape their stay around their own schedules, whether that means relaxing in their room, exploring the neighborhood, or walking toward the Plaza to discover nearby Kansas City restaurants and coffee shops whenever they choose.

The transition was also influenced by changes across the hospitality industry following the COVID-19 pandemic. Southmoreland temporarily closed during the height of the pandemic, while staffing shortages and rising labor costs made traditional, labor-intensive hospitality services increasingly difficult to maintain.

Combined with changing guest preferences, these realities encouraged us to move toward a self-service model that gives visitors more privacy and freedom during their stay. Southmoreland no longer provides food and beverage service, but guests have easy access to excellent dining throughout the surrounding Plaza area.

What Changed at Southmoreland?

  • We no longer host on-site staff, giving guests greater privacy during their stay. Our team remains reachable by phone for questions or concerns.

  • Food and beverage services are no longer offered, giving guests the flexibility to bring food of their choice or explore restaurants near the Country Club Plaza.

  • Our supply of dishes and glassware remains available for guests to use at any time.

  • We created a new guest room book sharing the history of Southmoreland and practical information for enjoying a stay in Kansas City.

  • Mini-fridges have been added to each room for greater convenience.

  • A microwave is available in the common space for guest use.

  • Groups reserving the entire property can use kitchen and refrigerator spaces during their stay. Learn more about whole-house and whole-property bookings.

  • Guests no longer need to plan their mornings around scheduled food service.

  • The veranda and sunroom remain available later into the evening, and a Wi-Fi lock on the veranda provides an additional guest entrance.
