Reservation Policies
We require a two-night minimum for all weekends and some holidays.
Check-in begins at 4pm and check-out is strictly at 10am. We try to do our best to accommodate early check-ins, but because of that we must be strict with a 10am check-out time. Checking out later, without approval, may result in an additional charge. Checking in anytime after 4pm and/or checking out anytime before 10am is completely fine.
All bookings must be made in advance. All reservations must be secured with a credit card. Payment will be taken on the day of your arrival and must be completed before you will be able to check-in.
Your reservation is a binding agreement between you and Southmoreland on the Plaza. When you make a reservation, we agree to provide that room(s) to you on the date(s) you reserved. We decline all subsequent requests for that room and that date and we do not overbook our rooms. In turn, by making the reservation, you agree to abide by all mansion policies and pay for the entire reservation. The terms of cancellation for your particular reservation are shared with you before you confirm your reservation with a credit card and the policies are restated via a confirmation email as long as the guest has provided an accurate email. We recognize that circumstances arise, sometimes out of a guest’s control, requiring the cancellation of a reservation. However, as a small business, cancellations have a significant impact on us and the services we are able to provide. Therefore, we cannot make exceptions to the cancellation policies and the applicable cancellation fee will be charged.
Please note that rescheduling your stay constitutes a cancellation.

Due to the nature of these events and the other businesses we partner with, cancellations for events are stricter than regular hotel stays.

The reservation is made at the time a credit card is put on file and the rooms are held for the guests. However, an additional contract is sent to groups and must be signed/returned within two weeks of being sent or the reservation is subject to cancellation.

For the safety and comfort of all of our guests, smoking/vaping of any kind is not allowed in the rooms, on the room decks, or inside the mansion. Smoking on the property is limited to a designated to the back porch, outside of the kitchen. Please dispose of your cigarette butts properly. Any evidence of violation of the nonsmoking policy will result in a minimum $500 cleaning fee.
Firewood has been stocked in each room with a fireplace and guests are not permitted to help themselves to any extra wood. Doing so will result in an extra fee. If guests staying more than one night would like extra wood, they need to message the Innkeeper and we will get it for you. Some of the wood on display is expensive, decorative wood and is not to be burned, but we are happy to get you the correct wood when asked before 4pm that day.
Similarly, no plastics, trash, or anything other than the paper, provided firestarters, and wood are to be burned in the fireplaces. The two fireplaces on the first floor are gas and nothing should be ever added to those fires.
Instructions for lighting the fireplaces have been posted on the wall nearest them, as well as the curated information book in each room. Misusing fireplaces is a safety hazard and will result in a fine of at least $200.
Fireplaces are stocked seasonally October 15th-April 1st.
Southmoreland on the Plaza offers you the freedom of a quiet, private getaway. Staff are always within reach, but we are not “on duty” 24/7. We have a small team, so we do utilize a local answering service to help us accommodate guests in our off times.
We are pleased to offer one complimentary parking space per room in our parking lot. Parking is very tight, so we encourage the use of your smallest vehicle and, depending on occupancy, oversized vehicles may not be able to be accommodated for and would need to park on the street. We are not responsible for the safety of your vehicle.
The mansion does not meet the needs of children (including infants) under the age of 10. However, guests booking the Whole Property are allowed to have children. Guests must be 21 or older to book and/or check-in.
We do not allow guests to bring pets of any kind. However, we do have two neighborhood cats that frequent our property, but are never allowed indoors. Certified service animals (meeting ADA requirements and not including emotional support animals) are allowed by law. If you need a place to care for your pets while you stay with us, Camp Bow Wow does a great job and is located nearby.
Room occupancy is limited to a maximum of two guests per room. Guests reserving one room but arriving with more than two people (regardless of age) will be held to the two person maximum occupancy and will be responsible for the full room rate regardless of whether or not they choose to stay. Outside guests are not permitted, without prior management approval. Using the mansion as a venue for events requires extra fees and paperwork and anyone utilizing the space as such without the proper fees paid and paperwork completed will be charged.
Quiet hours are strictly from 10:00pm-8:00am. Violators will be charged a $200 fine. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine. We request that all guests be respectful and courteous of other guests at the inn and our neighbors. All events must be completed by 9:00pm. No amplified music, of any kind, is allowed outside. You may connect via Bluetooth and play music on our Sonos house speakers. Groups having events outside and/or in the evening will need to pay a security fee to have a security officer on site for the safety of your guests, but also to help enforce the noise policy.
